Project Type: Acquisition, Development, Construction, Merger, Capital Restructure
Asset Class: Multifamily, Hotel & Hospitality, Shopping Malls / Retail, Office Buildings, Transportation, Energy, Manufacturing, Technology, Hospitals, Media and others on a case by case basis.
Project Size: 2 million Minimum with No Maximum
Interest Rate: 5.75% - 8.50% fixed depending on strength of transaction.
Recourse: Non-Recourse, No personal guarantees required.
Sponsor Capital: Contribution 5% of total project cost, proof of funds required at application, cash contribution only. No exceptions.
Terms: 3, 5,7,10 years, Interest only, with renewal options.
Deferred Interest option also available up to 2 years.
Equity Position: Lender will take equity position from 10% to 40% project specific. Borrower may buy out lenders equity at any time.
Funding Timelines: Outlined in Funding Contract:

21mm to 50 mm 90 Days
Over 50mm 120 Days
Lender Fees: No Lender Points or Lender Origination Fees.
